Lentor Gardens Residences is the seventh private residential launch in the Lentor Hills estate, and the first there for Kingsford Group. It sits on a Government Land Sale plot of more than 222,000 sq ft awarded in April 2025 at $920 psf per plot ratio, directly beside the upcoming Lentor Hillock Park that NParks and URA are building at the centre of the estate.

The site holds 502 apartments across four towers — three at 16 storeys and one at eight — with two-, three- and four-bedroom layouts. Three strata terraced houses of five bedrooms each sit at the edge of the development, giving the estate a small landed component alongside the towers.

Water is the organising idea of the grounds. A 200-metre waterscape threads through the project with a 75-metre main pool, a 50-metre lap pool and a series of therapeutic and themed pools, so most units look out over water or the park. Sky terraces on the ninth level of each 16-storey tower carry the gym, yoga studio, lounges and open-air dining spaces above the trees, while the basement and first storey hold an early childhood development centre and three shop lots.

Higher floors in the taller towers look towards Lower Peirce Reservoir and Thomson Nature Park. On the ground, Lentor Modern — the 90,000 sq ft mall that opened at the Lentor MRT interchange — is a short walk away, and Lentor MRT on the Thomson-East Coast Line is about 450 to 500 metres from the entrance.

For families, the surrounding estate covers Anderson Primary, Presbyterian High, CHIJ St Nicholas Girls' School and Anderson Serangoon Junior College. Pricing is indicative at an average of about $2,350 psf, with two-bedroom units from around $1.35 million depending on stack, floor and availability. Expected TOP is 3Q 2029.
